Land use in Covent Garden

Aims: * Land use in Covent Garden is characterised by commercial retail and office functions. We will be looking at how buildings are used vertically what functions are present on each floor of every building. This will help us distinguish fact from fiction about land use in Covent Garden * It is possible to identify distinct vertical land use zones in Covent Garden. How easy is it to tell how levels are being used in Covent Garden? * The CBD suffers high levels of traffic congestion. This can be investigated by doing a traffic survey. We will monitor traffic on different streets for 10 minutes each and the record the information and compare it to other streets. * The CBD is the most accessible part of the city. This is shown by high pedestrian densities. Like the traffic survey people counts will help us judge how densely populated Covent Garden really is with pedestrians. Background / History of Covent Garden: In the 1630s land formerly owned by Westminster Abbey was redeveloped by the 4th Earl of Bedford. He commissioned Architect Inigo Jones to design a piazza (a square). The piazza was designed with arcaded houses to the north and east (These are now all gone). This piazza was a public one. But this approach lead to its social downfall. The distinguished people who occupied the houses around the square soon began to get agitated by the lack of privacy. This set off the trend of people leaving Covent Garden. The Covent Garden began in a very small way in 1649 but expanded quite a lot when the Great Fire of London in 1666 destroyed other markets in the City. In the 1760s, the market occupied much of the piazza. The market, the nearby theatres in Drury Lane and Bow Street and the many public houses, Covent Garden acquired an extremely dubious reputation, though it was still popular. Soon the market began to dominate the piazza. The main building in the piazza which is seen today was erected in 1830 by Charles Fowler, but at the time did not then have a glass roof – that came in the 1870s. The first part of the Flower Market was put up in 1872 – it is now used by the London Transport Museum and the National Theatre Museum. By this time Covent Garden market had become the principal fruit & veg market of the country. Even before World War II, it was becoming evident that the market had to move from this very congested area of London. A long time after the war, a decision was made to move the market to Nine Elms. It was relocated there in 1973, leaving empty market buildings and many vacant premises. It is called the New Covent Garden Market but many people want the name to be changed to Nine Elms Market. One of the proposed redevelopment plans was to knock it all down and build a brand new metropolis of through highways, hotels and conference centres. There was a major barrier in this though, the residents of Covent Garden and the general public. Instead the market was transformed into a very popular shopping centre. Covent Garden has been associated with theatres for a very long time, the longest established being The Theatre Royal on Drury Lane. Covent Garden wasn't always just a market and theatrical home, it was at one time thriving with coachmakers (especially in Long Acre), there have been lots of famous publishers and printers, notably Odhams Press. Sainsbury's began in Drury Lane. Moss Bros. began on the site of Tesco in Bedford Street, Moss Bros. are still located in Covent Garden. Samuel French, (Theatrical publishers) began in Wellington Street. Sotheby's, the auctioneers began in the same road. Also Covent Garden was the birthplace of Punch & Judy. Covent Garden has Protected Lands which are the Central Market, 25-31 James Street, 7, 9, 10 Floral Street, Bedford Chambers and Cubitts Yard and the Museum Blocks. The market itself has a very interesting history, it started life as a small market trying to balance out the lack of markets after the Great Fire but became the busiest fruit, vegetable and flower market of possibly the whole nation. Every morning at 4am market workers and retailers arrived to buy and sell their stocks in bulk. This continued for a long time and in the end the decision was made to move the market to Nine Elms to ease the pressure on the area put forward by the early morning congestion. Space was also fast running out is Covent Garden as it was continuously getting more and more popular with retailers and tourists alike. Background to Urban Geography Land use in a city varies from place to place, in one part of the city land use could purely be for housing and in another it could purely be for offices and commercial use. Many geographers make models and concentric diagrams; one of the most widely used is Burgess' Model. Burgess' Model has five zones; I. CBD – Central Business District II. Zone of Transition III. Low Class Residential IV. Medium Class Residential V. High Class Residential Another land use model is the Hoyt Model which shows how cities are laid out. Hoyt's model also has five zones with the same names but is set out differently: There are other ways of showing how land is used in a city one being transect maps, these are diagrams showing land usage across from one end of the city to the other, with the CBD in the middle. Land values also mean a lot and these are shown with Bid-Rent curves;

MGT 521 Channels of Communication According to our readings, â€Å"There are two main forms of communication channels; oral communication and written communication. † (Robbins & Judge, 2011). Within these two channels, there are 10 different types of communication. In the communication process, it is important for the sender to clearly convey the meaning of the message for the receiver to be able to interpret. In order to achieve this goal, the correct communication channel and style must be used. Scenario I To interact with your team about the best beverage strategy, I would use an informal communication channel.According to our readings, an informal communication channel would â€Å"provide feedback to upper management, which would lead toward progress in achieving higher goals and relay any issues that may occur in help resolve these issues† (Robbins & Judge, 2011). Further, face to face communication would be the best form of oral communication to be used as an info rmal communication channel. The team only has one week to develop a global marketing strategy, so the meetings must be more informal and be able to work out the possibilities in a live face to face series of meetings.Other forms of communication such as phone calls, voicemail, or emails could result in slower and shorter discussions. The team needs to be as efficient with their time as possible to deliver this strategy. To convey the strategy to the VP of Operations, I would use a more formal and upward communication channel. According to our readings, a formal channel of communication is â€Å"established by the organization and transmit messages related to the professional activities of members. They traditionally follow the authority chain within the organization† (Robbins & Judge, 2011).Since formal communication follows the chain of command, it is more proper for the team to put their strategy in a written presentation for initial review I would send the VP of Operations an electronic communication (e-mail) that would present the strategy because this is the quickest way to send a lot of information for review. Once the e-mail has been received and reviewed, I would follow up with a video conference to achieve a more face to face communication channel and make sure that all business plans are clearly hashed out and analyzed.This would also be a good solution is the VP is at another location and would not have to travel to have a final meeting. Scenario II In this scenario I would use a formal communication channel with e-mail communication to contact the IT department. This email can be marked with high priority and be received immediately by the IT department. Also, formal e-mail would follow company procedure and allow a written, documented channel of communication for their records and verification.I would also use e-mail communication as a type of downward communication to inform my employees about what happed as well as provide them with the n ew login name and password. This type of downward communication is best for employee communication or when the management wants to inform a large number of employees. This type keeps employees informed and offers security by allowing each employee the opportunity to click and create a new login name and password. In addition, I would use a memo as a second form of communication, to make sure that all employees have another form of written communication in case they have not checked their e-mail.As always, if employees have additional questions or concerns, they can always use verbal face to face communication and simply approach their manager for more information if the written communication is not clear. Scenario III For this for this difficult situation, I would first use oral communication through an all employee meeting. I would inform about the difficulties of the company, and the overall tough decision to let some employees go in order to keep the business afloat. I think that oral communication is more sincere, and employees can see the nonverbal body language of the employer as they explain this difficult situation.Also, an important aspect of a face to face meeting is that it avoids rumors or the grapevine affect that would most likely occur if the employer simply sent a memo or e-mail to the employees. I would want the employees to have the equal opportunity to this information and avoid hurtful rumors or gossip that would likely occur from a simple electronic written message. To inform the affected employees, I would use both oral and written communication. I would first approach them in person and ask to talk to them in person (in private) in my office.If I sent an e-mail or other form, this would create anxiety and be unfair to the employees. I would be as respectful and to the point as possible. In the oral line of communication, I would show my sincerest efforts to show apathy for the situation and also offer any help with a reference for future employment opportunities. I would also be businesslike and explain the last day and other important information that will be completed to confirm the termination. I would follow up with written communication for both sides’ records.I would send a private email for the privacy of the recipient and mark a high priority with a recipient’s confirmation attached to the email upon its opening. This line of communication would have all of the details and state the date all of this will come in effect. An e-mail can also have an attachment with any paperwork that needs to be signed before the last day. This idea was floated by me to our co-founders but relying on their success in first year; they were resistant to change however I decided to carry on with this idea and called a brainstorming session with our employees. During that session, we come up with many issues which we believed were restricting the growth of our firm. I also further decided to bring my former boss, who was once, one of the successful leaders with a very well developed firm serving a niche market which however could not have survived and was sold merely for US$5 million only. That meeting proved one of the catalysts for my partners to think more strategically because the kind of competitive landscaped we faced were such that it demanded a comprehensive overhaul of our current thinking.

They love being praised for trying and like to try everything themselves. Both three and four-year-olds are likely to be very active because they are trying to develop their running, climbing and balancing skills. They need plenty of time outdoors to be able to do this. Although many children at four are experts at climbing, they will generally only attempt what they can manage safely. They still need supervision, however, as they sometimes can climb up an object and then are not able to get down without help. Children will start to engage in imaginary play, and pretend to be animals or fairies, or adults like mums or dads, teachers or doctors. Children can use proper grammar as they are developing and start to ask questions such as why, where and when. Physical development 8-12 By this stage children develop their puberty for both girls and boys from the around the age of 9 and for some girls they may even start to menstruate around the age of 10 or 11 years old. But for most boys puberty starts later at around 13 or 14 years old and this can lead to some self-consciousness between boys and girls. Boys starts get to develop a deepening of their voice and will start to build up apple in their throat. Boys will begin to have growth of their testicles and penis and start to grow pubic hair, most will have spontaneous erections and wet dreams. Communication and intellectual development At this stage children’s thinking skills is developing maturing and most ten years old can now understand abstracts ideas such as (like feelings). Consequently children’s reasoning and problem solving skills becomes more established and also most ten years old can complete quiet complicated calculations. By this stage children will start that enjoy conversing with each other and chatting in friendships groups. Most children may find the transition to secondary challenging and demanding might as well experience intense anxiety and real fear the transit to secondary school. Which therefore can leads to problems with self-esteem and as a result some children become victims of bullying. Most children become independent and might make decision more; also they may play unsupervised at times. At this stage children may travel to school by themselves towards and by the end of age band. Physical development 12-19 years By fifteen or sixteen years of age for most girls the process of puberty is completed. On the other hand for boys puberty starts around the age of fourteen years. For both boys and girls their body changes rapidly throughout puberty, even though some boys grow very rapidly, this can lead to some degree of clumsiness and poor spatial awareness. At this stage some children might develop some talents in sport activities. They might even learn or refine controlling skills such as drawing, stitching, carpentry, woodwork and playing instrument. Communication and intellectual development Young people will be faced with challenges in school as they will preparing for examinations and start to think about their future. At this stage of development children’s academic knowledge stats to increase as exam curriculum is followed towards aged sixteen, as a result decisions are made about their future goals such as (college course and university careers). They might become reluctant to directly as adults for advice or information they need. Young people may prefer to access information or advice as anonymously. Young people might become stressful due to the pressure to achieve and succeed becomes a powerful force. Young people’s communication is carried out in number of through electronic means such as text message ia mobile phones, emails or social networking sites such as facebook, twitter and instagram. Social, emotional and behavioural development Young people desire to express understanding starts to develop while at the same time they form strong desire to fit in with peers become apparent and interest in the opposite sex, and also in own sexuality. They might express themselves through creatively such as art/music/dance/drama and even in creative writing. Young people may experience mood swings and they may disregard the opinions/values of parents/careers if they conflict with those of the peer group. As a result many young people experience their first romantic relationships at this stage and this can lead to some complicated emotions for them to manage. Consequently these stages of development young people become overly concerned about their appearances such as weight or body image. In some cases this leads to eating disorders, low self-esteem and depressions. Sometimes young people swing between acting maturely and saying/doing ‘childish things’. Young people are more likely to communicate their inner thoughts and feelings more frequently to friends than they are with adults.

Christic figure Essay The character of Jefferson in Ernest Gaines’ A Lesson before Dying represents a figure upon whom the ridicule and disgraceful lot of his is cast. As a slow witted man, his handicap is treated as typical of his entire race, and this disability as compared to other men is used as a symbol of the inferiority of his whole race. Throughout his experience as an accused and a convict, he comes to realize that his impending death will be of great significance to his race. He realizes that however he chooses to handle this death, whether with dignity or dishonor, will serve to confer this quality upon his entire race. This places Jefferson in a situation that is akin to that in which Christ finds himself during his lifetime, and Jefferson might therefore be considered a Christic figure in the novel. Despite his humanity, Jefferson lays claim to having another nature. When described by his lawyer as being no more able to plot the crime than a hog might have been, Jefferson latches on to this idea and considers himself as not fully human but having the nature of a hog. This connects him to Christ as he too denied the human nature, claiming a more divine one as he walked on earth. Furthermore, just as Jefferson’s â€Å"hog-like† nature precluded his ability to plot and execute the heinous crime of which he is accused and convicted, so was Christ’s divine nature one that prevented him from having the ability to commit the sins of humanity for which he was convicted. Therefore, the connection between Jefferson and Christ might already be seen to be a strong one as they both lay claim to natures that are non-human and that do not admit of the wrongs for which they are falsely accused. Throughout the novel, Jefferson can be seen to reclaim his humanity, after being considered a hog—being called one in the courtroom—and then taking on the nature of the hog in his actions and through his own confessions. He begins to change from his usual dim-wittedness into a more conscious and cognitive being as he is encouraged to think and write the thoughts down in a journal. The reader begins to see his humanity shine through his debased aspect, very much like the humanity of Christ is evident despite his divine nature. Yet, though Jefferson’s humanity represents an elevation (and Christ’s is usually considered a demotion from his deity), Christ’s humanity, like Jefferson’s, might also be seen in a manner of elevation, the way he was elevated on the Cross. Throughout Jefferson’s time in prison, many more people came to visit him—and the visits increased as he neared his execution. This demonstrates his elevation to a place of note and celebrity, akin to that place Christ now has in the world because of his death. Another aspect of his character that connects him to Christ is Jefferson’s admission that he would like to be given a vat of ice-cream. This occurrence, fist of all, points toward the extent to which Jefferson has been denied the pleasures of humanity, as he admits that he has never been granted more than a thimble full of this substance. This might be compared to the way in which Christ denies himself many worldly pleasures in order to maintain his disconnection from the sinful human nature. Secondly, this request might also be compared to one of Christ’s last requests, where on the Cross he asks for some water to quench his thirst. Jefferson’s thirst might here be considered his lifelong deprival of this treat, and in this way both Christ and Jefferson seek to satisfy their thirst before dying. The writer of the novel places Jefferson in the situation of being a representative of his race. As a black man living in the south, Jefferson’s wrongful imprisonment demonstrates the lot of his fellow black persons, who lived in a perpetual state of imprisonment within their black skins and within a system that grants them few freedoms because of the color of this skin. The human race connects him to Christ in that Christ too was human but lay claim to a widely different nature. The Christic comparison continues with Grant’s attitude in Jefferson’s presence, in which at one time Grant repents of his former attitude of reluctance to aid the condition of his race. He also mentions a feeling of being lost, and this too is confessed in the presence of Jefferson. This can be seen as a comparison of Jefferson to Christ, as Christ’s divinity endows him with the power to cause humans to feel their need for a savior—in the same way that Grant feels that Jefferson has the ability to lead him toward salvation. Christ is also the main historical figure that has claimed the ability to elicit repentance, just as Grant has felt the need to repent in the presence of Jefferson. Furthermore, the death which Jefferson is to face is one that is to represent the punishment of his entire black race, and this represents a close comparison to the destiny of Christ, whose death was a representation of the punishment of the sins committed by the entire human race.

And so, when he becomes a United Kingdom (U.K.) resident, he may get an exemption on his Council Tax, based upon the fact that an aged person is also living with them. It is generally, better for large number of people to live together because depending on the size and type of people living in the property can be a powerful rationale for exemption like single person, or people living with children under the age of 18, or the disabled and pensioners are entitled to exemptions. Next would be Inheritance Tax. Mr. Abid, 8 years in the past got a house as a wedding gift which was worth more than  £ 310,000. Mr. Abid inherited it from his wife. So, he has to pay Inheritance Tax. He may have gotten so exemptions but due to the fact he isn’t a resident of the country of United Kingdom (U.K.), he is not going to get any kind of tax exemption. Case 2: â€Å"Tax Non-Compliance† is mainly comprised of â€Å"Tax Evasion† and â€Å"Tax Avoidance†.   Generally, the distinction between â€Å"Tax Evasion† and â€Å"Tax Avoidance† is rather vague to say the least; however, there are some differentiations between them. Here, in Case 2, at first Tanzila received property income of  £ 5,000 but accidently entered the figure on her tax return as  £ 500. While on the other hand, Mitu received property income of  £ 7,000 and deliberately declared  £ 5,000 on her tax return. In both these cases, both of them have misled HMRC (Her Majestys Revenue and Customs) by providing wrong information. So, they both committed the crime of â€Å"Tax Evasion†. However, there is a subtle difference between them. In Tanzila’s case, while she did provide misleading information to the HMRC, she did not do so purposely; she entered the information wrong by accident. She didn’t mean to give the wrong information deliberately. And so, this will be treated as minor case of â€Å"Tax Evasion† and will be dealt out of count on the payment of penalties. Because, there is no need to cause too much trouble for such unintentional mistakes. While on the other hand, Mitu deliberately provided HMRC with false information. So, unlike Tanzila’s case this cannot be treated as case of minor human error. Here, she intentionally trying to evade tax which is a serious crime of â€Å"Tax Evasion†, As such, Mitu will be subjected to criminal prosecutions, which might ultimately end up in her having to pay fines and/or imprisonment on conviction. Changing the World One Gum at a Time My college plans include attending a two-year college and then pursing a degree in dental hygiene. I believe that I will have a great opportunity to give back to my community with my chosen career. As a dental hygienist, there would be many ways to help young and old alike. The time that I would volunteer would enable me to become more involved in the life of our community. Our community usually has a small health fair sponsored by our local hospital.
